Các sàn giao dịch bất động sản còn nhiều hạn chế và thiếu chuyên nghiệp, phần lớn các sàn do chủ đầu tư thành lập để bán hàng, vì vậy tính cạnh tranh thấp, nhu cầu chia sẻ thông tin chưa cao…Đây cũng là một nguyên nhân dẫn tới số lượng giao dịch qua các sàn bất động sản còn thấp.

III. Hội thảo “Những bí quyết tạo nên nhà môi giới bất động sản thành công”

Trong tống số 18,9 tỷ USD vốn FDI tại Việt Nam trong 10 tháng đầu năm 2009, thì có tới 5,67 tỷ USD đầu tư vào thị trường Bất động sản. Doanh nghiệp (DN) kinh doanh bất động sản nào càng chuyên nghiệp trong hoạt động thì sẽ càng thu được mức lợi nhuận lớn từ sự phát triển của thị trường. Nhà đầu tư Arab này kể rằng ông ta đã kiếm được một khu đất bờ biển ở Đà Nẵng và có ý định xây căn hộ cao cấp để bán. Những dự án có giá chênh lệch quá cao, từ 1. Đây sẽ là cơ hội để các doanh nghiệp trong nước có cơ hội đầu tư và phát triển thị trường bất động sản trên các lĩnh vực công nghiệp, du lịch, thương mại, sàn giao dịch bất động sản, những sản phẩm mới về nhà ở và phát triển đô thị… cũng như nắm bắt nhu cầu và thị hiếu của người tiêu dùng để định hướng chiến lược kinh doanh. Trong nhiều trường hợp, các ngân hàng Trung Quốc phải hợp tác với các công ty tín thác để thu hút người gửi tiết kiệm thông qua sản phẩm đầu tư sinh lời cao và cho những lĩnh vực rủi ro cao vay tiền bao gồm cả các nhà kinh doanh bất động sản và chính quyền địa phương thiếu tiền mặt mà không đưa các khoản vay trên bảng cân đối của họ.

Cùng lúc đó thị trường địa ốc có những diễn biến hoàn toàn bất lợi cho nhà đầu tư: chỉ trong hai tuần, giá nhà đất giảm từ 5-10% so với tháng 8-2009; khách hàng chào bán hàng loạt, nhưng giao dịch hầu như không có. Đây là nhận định khá tin tưởng và lạc quan của giám đốc một công ty xây dựng về thị trường BĐS trong thời gian tới. Ba Lan đang ngày càng thu hút các nhà đầu tư bất động sản đổ tiền vào thị trường cho thuê, theo công bố mới nhất. Từ năm ngoái đến nay, nhiều nhà đầu tư nước ngoài đã xúc tiến tìm kiếm dự án và cũng đã có khá nhiều dự án bất động sản được chuyển giao quyền đầu tư cho nhà đầu tư nước ngoài. Hạ giá vẫn ít người muaThị trường bất động sản đang “ế”, đó là nhận định chung của nhiều sàn giao dịch bất động sản. Thị trường BĐS cũng là một kênh đầu tư, việc nhà đầu tư thu lợi nhuận là điều bình thường.
